Project Overview:

“Al Nawayef Master Plan” is one of the latest promising urban destinations developed by Ittihad Al Rajhi Real Estate Company in Buraydah, Qassim. Located in Al-Firdous district, north of the city, the project represents a vibrant mixed-use community aimed at selling developed lands with integrated infrastructure. The project’s vision is based on blending modern living with traditional authenticity, achieving an optimal balance between economic, social, and environmental aspects to set new standards of excellence and create a thriving residential and commercial environment.

Location


Location and Key Landmarks: The master plan features a strategic location in the future expansion area north of Buraydah. it is situated directly on King Abdullah bin Abdulaziz Road (80m wide) with a future road (60m wide) passing through it, ensuring smooth traffic flow and easy accessibility.

The project is centrally located 16 km from the city center and is surrounded by a selection of modern master plans and existing residential neighborhoods, including: Al-Firdous, Al-Waha, Al-Yasmeen, Al-Zaitouna, Jabara, and Al-Rayhan. It is also distinguished by its proximity to arterial roads such as Omar bin Al-Khattab Road and the Northern Ring Road.

Project Scale & Components


The project spans a flat land area totaling 2,519,021 square meters and includes a total of 2,179 plots of land with various uses to meet all residential and investment aspirations.

The land uses in the master plan are carefully distributed to include: 1,966 residential plots with a total area of 798,539 m², 180 residential-commercial plots with an area of 266,882 m², 25 plots dedicated to residential buildings with an area of 30,997 m², in addition to 8 plots for premium projects with an area of 86,943 m².

Facilities, Services & Infrastructure


The master plan is designed to be an integrated service environment, with vast areas allocated for public and recreational facilities, including: 276,356 m² dedicated to gardens, walkways, a lake, central tracks, and power corridors, featuring 4 major central parks located in the heart of the residential neighborhoods.

The project also contains 40 plots dedicated to government facilities, mosques, and municipal investments with a total area of 165,710 m². The master plan features comprehensive infrastructure development including: electricity and lighting networks, water and sewage networks, rainwater drainage, paving of main streets, and fiber optic and telecommunication networks.

Design Philosophy & Zoning


The design concept is based on dividing the land into interconnected residential neighborhoods and well-studied sales zones (7 zones), where land constraints were turned into unique planning opportunities. To enhance the quality of life, modern architectural designs were adopted for the main landmarks, including:

  • Al Nawayef Grand Mosque: An architectural icon with a unique modern design at the heart of the project.
  • Central Parks: Professionally designed green spaces that enhance environmental and social dimensions.
  • Sales Center (Customer Experience Center): A dedicated building to serve customers that reflects the project’s sophisticated identity.

Furthermore, safe pedestrian paths and attraction centers serving all residents have been provided, along with a wide road network covering about 35% of the project area to ensure ease of movement within the neighborhood.
